Design & Architecture

From first ideas to planning submission — residential and rural design across Shropshire, Powys, Wrexham, and Cheshire

Every project begins with a conversation. Before any drawings are produced, we take time to understand what you're trying to achieve, what constraints the site or building presents, and what the realistic options are. That early thinking — the feasibility study and options appraisal — is often where the most valuable work happens, and it's where we can save clients significant time and money by identifying the right approach before committing to a design direction.

From there, we develop concept designs that explore how your brief can be met within the specific constraints of your site, building, and planning context. We work across Shropshire, Powys, and Cheshire, and that local knowledge shapes every design decision — what Shropshire Council will and won't accept, how Powys County Council approaches rural design, what works in this landscape and what doesn't.

We produce a full suite of architectural drawings and plans — from initial design options through to the detailed drawings needed for planning submission and construction. Where it helps to communicate a design, we produce 3D visualisations and renders that allow clients to understand what a finished project will look and feel like before a single brick is laid. These are particularly useful for complex projects, planning committees, or clients who find it difficult to read technical drawings.

Before any design work begins on an existing building, we carry out measured surveys to produce accurate drawings of the existing structure. These form the foundation of all subsequent design work and are essential for extensions, remodels, and conversions where precision matters.

Our residential design work spans the full range of project types common to this part of the country:

New build homes

we design contemporary and traditional new build houses for private clients across Shropshire, Powys, and the Welsh Borders, including rural plots, infill sites, and self-build projects. If you're considering a self-build, we can support you through the entire process — from initial site assessment and design through to planning consent and construction information.

Extensions and remodels

whether you're adding a kitchen extension to a Shrewsbury townhouse, reconfiguring the layout of a farmhouse in Powys, or undertaking a wholesale remodel of an existing property, we bring the same level of care and design rigour to projects of every scale.

Barn and agricultural building conversion

we have extensive experience converting redundant agricultural buildings to residential use across Shropshire and Powys, including under the Class Q permitted development route. These projects require a careful understanding of both planning policy and construction — the structural and technical challenges of converting an agricultural frame are quite different from conventional residential work, and we know what it takes to make them work.

Change of use

we regularly advise on and design for changes of use, whether from commercial to residential, agricultural to tourism, or other transitions requiring both planning consent and architectural design input.

Accessibility

we carry out accessibility audits and adaptations to help existing homes meet the needs of occupants as their requirements change, in compliance with relevant legislation and good design practice.
